On August 15, the Pleasant Prairie Plan Commission approved Site and Operational Plans and sent a favorable recommendation to the Village Board for Zoning Map and Text Amendments for the 4721 75th Street property in Pleasant Prairie. The property's new owner, Larry Jouett with TGI Holdings LLC, made the request. Site enhancements include redeveloping the location's 7,830 square foot multi-tenant office building and razing the property's eastern residential house to allow for an expanded parking area.
The property zoning is B-2, Community Business District, which provides a multi-tenant commercial building for office-related uses. The zoning does not allow residential use; therefore, the existing residential home on the property is considered legal nonconforming use. Razing the house will bring the parcel to a legal conforming use, providing more space for parking lot improvements that establish better site access, parking, and circulation.
The parking lot modifications incorporate two access points, one on 75th Street and another on 49th Avenue. Plans for the improved lot include a curb and gutter, storm sewers, and a newly created green space in front of the building with a monument sign. The lot proposal comprises 22 parking spaces, which includes one handicapped-accessible parking space. Additional site improvements incorporate a new dumpster enclosure, fencing, landscaping, and an updated commercial building exterior with minor interior alterations.
"The proposed redevelopment of this site, tied with the reconstruction of 75th Street, will revitalize and bring a fresh look to the existing building and area," said Jean Werbie-Harris, Community Development Director. "I look forward to seeing the completion of this project and the other business improvements on this stretch of road. The investments that are being made will significantly enhance this section of the Village."
The primary tenant within the building will be The Gratzi, Inc., a website builder and digital marketing company. Other tenants include Century 21, Sound Investment Solutions, and Jouett Holdings LLC.
