The Village Plan Commission has approved the Final Plat for Phase 1 of the Cedar Ridge Subdivision and an Interim Grading Agreement to allow initial grading work to begin this fall. Cedar Ridge is located west of 47th Avenue at 113th Street.
The development covers 40 acres and will feature 78 single-family lots. Two outlots will be reserved for stormwater management, and the developer will construct all internal roadways. Phase 1 will develop 36 lots with a connection to 47th Avenue at 113th Street. Phase 2 will add 42 additional lots and another roadway connection to 47th Avenue at 110th Street. Lot sizes in the subdivision will range from 13,600 to 30,350 square feet.
Homes in Cedar Ridge will be constructed under specific guidelines to ensure diverse architectural styles. Ranch homes will be at least 1,700 square feet, while multi-story homes will be a minimum of 2,100 square feet. Exteriors will include brick, stone, wood, or vinyl combined with natural materials. Home and lot packages will range from $600,000 to $900,000, with an average price of $750,000.
Students in the subdivision will attend Prairie Lane Elementary School, Lance Middle School, and Tremper High School. Kenosha Unified School District has confirmed that the schools can accommodate the additional enrollment. The plan also includes pedestrian-friendly elements, with sidewalks on all public roads and a shared-use path in Outlot 1 adjacent to 47th Avenue. This path will connect sidewalks on 113th Street to Sorensen Woods, a special-use neighborhood park.
