On Monday, September 18, the Pleasant Prairie Plan Commission reviewed and sent favorable recommendations to the Village Board for the request of Ken Harju, representing the Creekside Crossing Condominium Association, Inc. (Association), to dedicate 92nd Place, 64th Court, and 66th Avenue as public streets. The decision followed the consideration and approval of several associated documents, including a Certified Survey Map, a Memorandum of Understanding, and a Zoning Text Amendment to the Creekside Crossing Condominiums Planned Unit Development.
The Village entered a Development Agreement with the original developer, Regency Hills-Creekside Crossing, LLC., in August 2005. The agreement focused on constructing public and private improvements for the Creekside Crossing Subdivision. The improvements encompassed public roadways for the initial phase of the single-family subdivision and the public and private roadway improvements for the Creekside Crossing Condominiums. The sanitary sewer, water, and storm sewer mains within the private roadways were constructed and dedicated as public infrastructure.
BTR Way, LLC plans to finalize the Creekside Crossing Condominium Development by constructing two additional 8-unit buildings on the north side of 66th Avenue. They requested to reassign the Development Agreement to the Association to oversee the necessary private roadway improvements on 66th Avenue, 92nd Place, and 64th Court within the Creekside Condominium development. The Association will utilize funds deposited by the original developer to complete and maintain these road improvements before dedicating the three private cul-de-sacs (92nd Place, 64th Court, and 66th Avenue) as public roadways. Additionally, a third amendment to the Declaration of Condominium will facilitate the transfer of the private cul-de-sacs to the Village of Pleasant Prairie and designate the roadways for public use.
The Village Board will consider the Plan Commission's approval and favorable recommendations at the September 25, 2023, Village Board Meeting.
