On Monday, October 3, the Pleasant Prairie Plan Commission considered the request of Matt Hedstrom, the agent on behalf of BTR Way LLC, for approval of a Development Agreement and related documents to complete the remainder of the Creekside Crossing Condominium Development, located north of 93rd Street and east of Creekside Circle. The plan includes public and private improvements associated with 66th Avenue and a private cul-de-sac. The proposed project will prepare the north side of 66th Avenue to construct two new eight-unit condominium buildings. The Plan Commission reviewed the drafted Development Agreement and sent a favorable recommendation to the Village Board.
The condominium project dates back to 2005 when the Village entered a Development Agreement with Regency Hills Creekside Crossing LLC to construct public and private improvements for 15 single-family lots and Creekside Crossing Condominiums that included 23 buildings. All of the condominium units and roadway improvements were completed, except for two 8-unit condominiums and upgrades planned for 66th Avenue.
The property's new owners are proposing to construct the two remaining 8-unit buildings and complete the required public utilities and private improvements for the 66th Avenue cul-de-sac. The petitioner submitted Construction Plans to achieve the necessary 66th Avenue improvements, which have been reviewed and approved by the Village Engineer. The developer intends to begin construction of the remaining two condominium buildings this fall and complete all the required improvements referenced in the Development Agreement and illustrated in the approved Construction Plans in the summer of 2023.
