On September 25, the Village Board approved the Final Plat and Development Agreement for The Summit at Bain Station, a new twin home residential subdivision set to be located at the southwest corner of 83rd Street and 85th Avenue, known as Lot 44 of Bain Station Crossing. A twin home is similar in design to a two-unit condominium development; however, each attached housing unit is located on its individual lot, and the single-family housing units are attached and separated by a common firewall.
The Plan Commission initially approved the Conceptual Plan for the development on June 22, 2020, which envisioned constructing nine twin-home residential buildings on the vacant 7.14-acre property. The Final Plat includes 18 single-family lots, each accommodating a single-family unit, totaling 18. In 2020, the Village Board also created a new zoning district, the R-7 Single Family Twin House Residential District, designed to accommodate this type of development.
The development will feature a new public roadway, Summit Place, with sidewalks connecting 83rd Street and 85th Avenue. These lots will have a minimum area of 7,000 square feet, with an average lot size of 10,486 square feet each. The single-family units will have a minimum floor area of 1,000 square feet (excluding the garage, decks, porches, and basement), with a maximum limit of 2,500 square feet. Each unit will be equipped with an attached two-car garage and a basement. According to the petitioner, the estimated combined cost of this development's home and lot packages is anticipated to range from high $300,000 to low $400,000 per home.
With the Final Plat and Development Agreement now approved, the Village anticipates work will commence on The Summit at Bain Station in accordance with the outlined plans and conditions.
